QR Welcome: a guest welcome page that’s always up to date, and 0% booking fees

If you let a cottage, static caravan, B&B room or glamping pod on the Llŷn, you already know the routine: the same questions every changeover (what’s the WiFi, where do we park, is the beach dog-friendly today, what’s on this weekend?) and a booking platform taking around 15% of every stay. QR Welcome deals with both from one QR code by your door.

What your guests get

Guests scan the code (or tap a link you drop into their booking confirmation) and get a welcome page built for your property:

  • Everything to settle in. WiFi with tap-to-copy, getting in, house notes, parking, your video tour, gallery and welcome video.
  • Today on the Llŷn, for your exact spot. Live weather, sea state, tides and sunset, plus a “today’s best bet” idea for the day.
  • What’s on. The next two weeks of events from the llyn.live calendar, from markets and gigs to family days and exhibitions.
  • Your local favourites. Up to 8 places from the llyn.live directory with your own tip for each, alongside offers from businesses nearby that day.
  • Your extras. Anything you want to offer, with a price and a pay button that goes straight to you.
  • A good goodbye. Check-out jobs, a “we’ve left” button, private feedback only you see, your review link, a “come back direct” offer and an opt-in guest list for repeat bookings.
  • Peace of mind. Safety badges based on your declared renewal dates, a fire card, and an emergency page with the nearest defibrillator, pharmacy and A&E.

Always up to date, without you lifting a finger

A printed welcome folder is out of date by the second week of the season. QR Welcome isn’t: weather, tides and sunset refresh through the day for your property’s own location, and events, businesses and offers come straight from llyn.live, which is kept current all year. Every section stays hidden until you fill it in, so the page never looks half-finished.

Keep the commission

Your property also gets a public listing on the llyn.live Stay map with live availability and a “book & pay direct” button. Guests pay you, at 0% commission. On a typical week’s let, one booking that comes direct instead of through a platform saves more than QR Welcome costs for the whole year.

Private by design

Your public listing shows nothing private. The welcome page (WiFi, door details, house notes) only opens from the QR code inside the property or a per-booking link that expires when the stay ends, and you can reset every link in one tap or make a new QR code whenever you like. Booking records hold counts and dates, not guests’ names; the guest list only ever holds the emails of guests who choose to sign up.

The paperwork, done in the background

You don’t need to think about it, but it’s there when the rules ask:

  • Registration. Every visitor accommodation provider in Wales must register with the Welsh Revenue Authority by 31 March 2027, levy or no levy. Here’s our plain-English guide, and QR Welcome sends reminders and shows a “WRA Registered” badge on your listing once you add your number.
  • The 182-night test. Bookings import from your Airbnb and Booking.com calendars, and a nights-let tracker shows where you stand for self-catering business rates, with evidence ready to export.
  • Visitor levy records. Gwynedd has postponed its decision, so there’s no levy here yet, and October 2027 is the earliest it could start. If it ever does, the records and return-ready exports are already there.

What it costs

  • Free: registration checklist, deadline email reminders and the levy calculator. No card needed.
  • QR Welcome: £99 a year per property. Everything above. Extra properties £39 a year. A QR sign with a swappable printed card is free with an annual plan, or £29 on its own.
  • Done for you: £249 a year if you’d rather we handled the paperwork.
  • LLYN.LIVE Founder members get 20% off.

See it on your phone
